Property Management in Nicaragua

If you're thinking about buying property in Nicaragua you might need some help to manage it.

The majority of foreigners purchasing homes in Nicaragua spend at least part of the year out of the country. To serve that market there are multiple rental management companies. They will take care of it for you, and generate income, while you are gone.

A range of options exist here to fit your needs. From full service companies that will rent your property, check guests in and out and handle everything – to more hands off options that will just help you pay the bills.

The town of San Juan Del Sur is the number one market for tourism and foreign investment per capita in Nicaragua. It also happens to be my home market:) Here are the two options I recommend:

Blue Paradise Nicaragua

Specializing in more luxurious properties. Managed by by the friendly and English speaking Anielka Solis, Blue Paradise operates many of the modern homes in the area. They are great for this looking to rent their vacation properties when not enjoying them personally.


Blue Paradise charges a $150 monthly fee plus 10% of rental income. If the owners source the rental clients that fee is decreased to 5%.

They offer a similar range of services to the other rental management companies in this article. Including:

  • Check in / check out

  • Marketing

  • Online booking

  • Bill payments

  • Property maintenance

  • Purchase of consumable goods

Mango Management.


Mango is run by Anne Pound and Paul Speed. Mango has no monthly fee, and instead charge 25% of gross income. So they don’t make money unless you do.

Mango states they aim to differentiate themselves in a few ways:

  • They work with a small number of houses to ensure they are able to provide the very highest level of customer experience for every guest.

  • All guests receive an in person check-in and check-out.

  • They handle all of the guest communication.

  • They handle all of the online listings including photos if needed.

  • They pay bills on the owners behalf including property taxes and staff salaries.

  • Provide detailed quarterly financial statements

  • No fixed monthly fees.

  • Their commission is 25% of gross rental income (minimum monthly commissions apply depending on size of property).

  • Weekly inspections of each property.

  • Video walkthroughs of properties with owners.

  • All operating and advertising costs covered by owners.

  • All the money flows to their accounts and they pay out the profits to owners directly.
